Wholesaling doublewides on land?

Hello all,

I am new to the forum and the site. I am finally wrapping up my first deal which is a lease option on a doublewide on land. It took around 6 months to find a good tenant/buyer. I am rethinking my strategy due to the ever changing FHA qualifications (increasing credit scores) and the decreasing availability of lenders that will loan on these properties.

I am also looking to build up cash to pay off debt, invest in more deals and eventually leave my day job. Wholesaling seems like a good strategy for these goals but has anyone out there had success in wholesaling doublewides on land?

These homes are abundant in my rural market and there seems to be a large pool of investors that are buying REO's. Most seem to be renting as these homes cash flow very well but there a few that rehab and try to retail flip. I think wholesaling may be a good strategy, but I guess my first challenge is building a buyers list. Just wondering if anyone out there has been able to wholesale these type of properties and had any advice.
