Wholesaling a Mobile home and land deal.

  Newbie here with a question. 

I have a motivated seller that is looking to sell his mobile home, and the 1/2 acre of land it sits on;  he owns both free and clear; no mortgage, payments, etc.; It's a nice mobile. I understand there is usually a different set of paperwork to use when it's a mobile home (ASOL, Bill of Sale, etc). ; is that still the case when the land and mobile are owned outright? Or is this done as a normal wholesale deal, with Purchase and Sales agreement and Assignment Agreement.  Thanks for any comments.
