Manufactured homes
I own a two pieces of raw land in northern California near Redding Chico Sacramento. I want to buy a manufactured home to place on the properties . I'd like to keep the total cost below 30k and am open to used homes . Does anyone have info regarding new construction or how to go about finding used manufactured homes ?
Also what Is the permitting process for.manufactured homes ?

@Colin Emerson.. Big thing here is to make sure the home is put on a permanent foundation for FHA financing (if new) and resale in the future. An approved "permanent foundation" is the key. This doesn't necessarily mean a slab or concrete all around the edge of home. The dealer can tell you. Here is the other issue, once a home is moved off another piece of land you will not be able to finance as you would a site built home. Another way to look at it is this, the home can come from the plant or dealer directly to your land and be placed on a permanent foundation for FHA financing and such. You can remove the home from that land to another piece of land but, then no FHA and ALOT harder to find any financing unless maybe personal financing. Now, if you don't care about future financing and are buying some used homes and simply for cash flow then that is up to you and you would probably need a cash buyer in the future. I am no expert but have just went through this entire process in Chico. Hope this makes some sense. As far as 19k, good luck with that as I do not think that is reality unless a used unit. You also need a well and septic on your land unless sewer and water are available, plus electric lines ran. These would be permits and septic system and leach field are not cheap to build. I would guess 8k to 15k at least and more toward 15k
