Mobile home replacement flip?
Hi,
I am looking to buy a piece of land in a lakeside community for around $30k. It already has a run down single wide, which is a lost cause and a nice metal hoover building in the back. My question is, can I just demo the trailer and buy a new mobile home to replace the one there? Comps in the area are between $110k-$160k with older mobile homes. I'm looking to spend around $50k on a new manufactured home.
So, all in all 30k for land 50k for new trailer. I will brick it under and I know I will pay closing cost but this is my first project and I am unclear on mobile home deals like this. I figure on the high end I can make 50-60k on it. Am i missing anything??
