Changing mh types in my park

Hello Community!  Id appreciate any advice or feedback anyone has on this matter.  I have a park in an area with 40 lots, which will be full as of December.  These are all homes built before 1990.  Most are rehabbed, and half decent at best.  About 1/2 mile from there is another park completely empty (23 lots) of mine that I want to begin filling with newer homes.  Ive been talking with Legacy, Redland, and a few other manufactures, but all the prices (even bare bottom models) seem so high.  A couple reps suggested a staged home so people could see and possible purchase.  The area is low-middle class.  I am wondering if I stay with what I know (buying older homes and rehab), or start purchasing new homes.  I would really like a new cliental down there, but I do not want to disrupt the potential money (that Ive been making already) by not doing what I know works in that area. 

Any input would be greatly appreciated!
