Manufactured home rehab financing

Located double wide house on two lots in small town in N TX. 3/2 with some fire damage. Property Owned free and clear and never moved since set up on property. 
The purchase price 45,000. Approx rehab cost estimates 45,000-50,000. 
ARV 125,000-150,000 with potential to increase as market continues to rise.
I have tried multiple hard money lenders and a couple private lenders uninterested in deal because it is a manufactured home. 
I am looking for suggestions or a word of guidance in this potential deal. 
Any help would/advise would be appreciated.
