Mobile Home Park - Anyone willing to help me determine value?

Hi Everyone, 

I'm a residential real estate agent in New Jersey and I currently own one duplex that I am house hacking. I found a mobile home park for sale near where I live, listed on the market, that I'm interested in determining the current and potential value of. I used the Biggerpockets post: https://www.biggerpockets.com/... to help guide me in my evaluating the property, but I am curious to see if any qualified mobile home park investor would be open to jumping on a 20-30 minute zoom with me help me determine the potential of this deal? The seller has a firm number he wants, and I have a criteria of purchasing at 70% of the repositioned end value. Want to see if his number meets my needs. Any takers!
