Cold Calling on Houses

I just picked up a list from the county of notice of defaults. Has anyone had any success cold calling on these? My wife is willing to make the calls, which seems like it may be advantageous. How do you start that conversation with someone?

Similar question: Have you ever just called on a property that is not for sale and had success? 

Last night my wife and I walked through the neighborhood scouting out duplexes  (not for sale). Today I have been trying to find contact info on the owners to call them.

Great idea! Go for it!

I've mailed to homes that interest me, finding the owner off the county records, and I've gotten some calls back.

First, listen to the owners and find out what the problem is. With that, you can suggest a solution. What is your solution? Just to buy their house for cheap? With cash? Quick closing? How are you going to help them?

This is not my expertise, keep searching for different forum threads or blog posts, there is lots of information about wholesale phone screening and negotiations.
