Rental Property Calculators

so i'm trying out the rental calculator on the site and i'm having a little bit an issue. every time i use the calculater the rental income would come out far greater than the rental expense. for instance the monthly rental incme would be $1200 month for a duplex and the expense would be $3280.60 for the month; this number doesn't change even though i mess with the numbers. i'm i doing something wrong?
