Repair Cost in Rental Calculator

Hello, my husband and I are new to this and we're trying to find out how to add the repair costs and the closing costs to the financed amount in the rental calculator.  There's a cell for purchase price and a cell for repair costs but we cannot find a place to say whether or not the repair costs are being financed with the purchase price.  Can someone tell us what we're doing wrong?
