I am seeing an alarming number of posts to this effect. 

Please, everyone, remember that this is a public forum, and if you are using your real name, you are putting yourself at risk when posting questions to this effect.. 

Might be wiser to frame questions by stating at least a trial hypothesis: 

"I'm considering buying a duplex in the $400K range in Denver, CO. Is this realistic, actionable, and something I should consider? What are some alternatives, nearby markets where investors are seeing great opportunities, and is anyone willing to connect and chat?"
