Question about the actual platform

I have a question... how accurate is your coms tools for rental and sold houses from the mls or propstream for example??? I wach your shows and i read the brrrr book so I'm interesting to start and i came from this industry so i know the mls it's very important to be the most close to the right numbers... ty 🙏

@Yakir Aloni, comps pulled from the MLS are as accurate as it gets unless you hire an appraisal management company to generate an appraisal report of the subject property. PropStream pulls data directly from the MLS and tax records so it's just as reliable. What you don't want to use is algorithmic resources such as Zestimte and others alike. Unfortunately, I haven't used BiggerPockets rent estimate but I'm willing to bet that it's not nearly as accurate as pulling leased comps from the MLS. Hope this makes sense and helps!
