First home- first addition help!

Hey all!

Just stumbled into BPP (bigger pocket podcast) and have learned a lot. Also have listened to the audible of BRRRR. I'm almost an expert in water damage and repair work, and my company has gotten into some remodeling (Grey Wolfe Construction out of Seattle WA).

My dilemma is adding sq ft to my first property. 25x20 2 story house with a detached adu, on a 5k ish sq ft lot.

I was hoping to get connected with or somehow work with someone (I don’t know how I may be able to add value before the ask *hence signal flare*) on engineering/architecture for the addition.

Budget is to do the addition in house (my company) at cost, and I can’t start breaking ground or anything really, until permits are approved. Plans need made or at least started but I am of sorts, lost on how to structure the footings and load displacement per Tacoma building requirements (unknown).

Help? Happy to do a trade if local in Seattle or to pay a reasonable fee for architect/engineer.

I hope to add value to this forum and community as soon as I am able to.
