Hey @Brad Trejo. I would recommend googling GCs in the area and going down the list. A lot of them are super busy so it is really a number game. You should also get a few quotes.

. Columbus is getting so crazy that as a value add/BRRRR guy I would have a lot of trouble starting over again today. Its a great market but very competitive and aggressive.

To be honest I am starting to wonder what investing in the adjoining counties is like.

To answer your question though, I have not yet found a good reliable GC in town. Lots of great subs and trades guys but GCs have been awful.

Dang well thank you guys for all of your info. So @Account Closed you just use diff sub contractors for every different job you have such as concrete and dry wall and everything else? But not one that is just good at it all?

Yeah, I pretty much function as my own GC, I guess.  I mean they sub it all out anyway, the only thing GC's seem to provide is old buckets, markup, and excuses.   Plus the prices they quote are almost always ridiculous ("homeowner pricing") and the guys they send out can be pretty bad now that there is so much demand for work....  If you are local, join some facebook groups for the different neighborhoods and ask for referrals, and also hit up some of the old-timey hardware stores like Beechwold Hardware or the True Values and just ask at the counters.

Well @Account Closed sounds like we’re in the same business lol I’d love to pick your brain a little as I have the cash but not the experience maybe you have certain contractors or something you really like that might be looking for work or if I can help you out and any way I would for sure do that. People helping people is what I’m all about!!

Guys, coming in here and asking for "Good GC" and "Where's a great spot to invest" is kind of like asking Warren Buffet how to get rich. It's just not that simple, and anyone who has quick and easy answers for you is typically operating with their own agenda. Finding great contractors and great places to invest is literally the job of a real estate investor. Nobody is going to solve these problems for you. If they actually know the answers, they are busy buying properties in those great areas and employing those great GCs to fix them up and flip them.
