Scripts and learning the lingo

Hello Everyone,

When going to the seller to help them with selling their homes, what scripts are you all using? Also where would a newbie go to learn the lingo that goes along with the business of investing? Thank you all for your help. Also is there an advantage to getting your real estate license when investing? I have herd mixed reviews. Again thanks.
