Hello everyone

I'm a fellow rehabber, investor, contractor in suburbs of Philadelphia, PA.

I'm reaching out to you fellow BiggerPocket'ers in Dallas, TX.

Looking to talk to rehabbers, retail flippers in Far North Dallas, TX.  I'm working for a client here on East coast.  She just bought a house which we are completely renovating for her.  She has another house here in which she currently lives (and pays mortgage on).  After we are done with remodel, she will move to the new house, we will do some small fixes and she will put her current home on the market to sell.

Going back to Dallas.  She has her original property there which was undergoing reno, but contractor got into a tough life situation and is not able to finish the work (after taking a good chunk of money).  My client wanted to get the house ready and put on the market to sell as well to in the end just end up in the one house I'm currently renovating for her.

She has a realtor in Dallas, who could be arranged with for a walk through, but the property itself is not listed on the MLS currently. She is weighing out her options.

Options as I see it

are that she can sell as is to a cash buyer, but that will leave her with A LOT of lost equity.

Next she could spend the money on the next contractor to finish the job and than list the house, but that means a much much tighter budget here in PA on the house she wants to settle in.

Third - I see an opportunity for a partnership with a Dallas local rehabber.  Where the rehabber buys into the deal with my client.  Rehabber steps in and pays for the work, takes care of the project and after the house is listed and sold, rehabber gets his investment back, my client gets a pre-set amount of equity back, and they both split the profits.

 House is located in the Far North neighborhood of Dallas, TX 75252

Does anyone here know of investors, rehabbers in that area to connect me with?
