A Contractor to PARTNER With

Adam Shulman
  • Real Estate Agent
Posted

Good morning all!

I'm a hard-working, communicative millennial agent looking to connect with like-minded contractors.  Really would like to have a go-to guy for years to come.  I put Boston as the location, but this would ideally be someone who focuses on north of the city (I'm Malden-based).

Definitely realize that this is the dream, an "easy to ask" situation etc, but thought I'd shoot my shot.

Thanks!

You don't want just a 'regular' GC, you want somebody special IMO. You don't want a guy running around having to drum up business because his crew is hungry, when you have only a single project going. A GC cannot stay alive on a single project, especially an investor project. (Unless you have the funds to buy several properties at the same time?)

So think very hard.....what do you have to offer that will attract a really good Contractor to you? Besides the opportunity to possibly make money. I say possibly because there is no guarantee that you will make money on every job, right? You may lose money on a few. Ask me how I know....I have done what you're talking about from the Contractor side.

And do not limit yourself to millennial Contractors...as a matter of fact, I would only use a GC with at least 10 years experience and a few years in the RE investing side of things. You don't need an old guy, but I would think a 40+ yr old guy would be your target. Just IMO. And building experience is only one of the skills you're looking for.....

Hope you find someone....

Thanks for the reply, Bruce!  For sure looking for someone special, and I agree that it does not need to be someone my age.  What I was more hinting at is that what I have to offer is not just being an investor myself, but being an experienced, top-producing agent who can refer this special GC to clients.  This has been the case for my go-to plumber, electrician, handyman, etc...but a reliable, reasonable contractor is (unsurprisingly) significantly harder to find!

Grateful to BP guys like you who throw in your two cents 🙂
