minor fire damage in attic?

almost in escrow on a house in Florida that had a fire many years ago. come to find out there is some minor charring in the attic but structurally its fine apparently. Any foreseeable problems? I.E. when we need a new roof is the contractor going to tell us we need to replace the whole attic? I've heard that termites don't eat charred wood (potential bonus)? anything you got i would appreciate, this is my first investment property so i need everything to go swimmingly.

I agree with @Bruce Woodruff, this is something you should have inspected. Even a roofer might be able to assist but get a specialist for sure.
