HML for leased land with home

Hello!!

I'm just starting out and need some advice! I came across a 3/3 house—the house is in good shape, few cosmetic repairs. It's on the water, looking at it as a STR. The house is on tribal land and the land is leased. The lease is $1300 a month for the next 15 years. I'm curious if anyone has purchased property like this? What was your experience? Were you able to get HML, or use a private lender?
