Who should I loan from, in my situation?

Hello everyone,

I am Josue Juarez and I am trying to get started in real estate. I am currently looking at triplexes and 4-plexs in the Arizona to house hack. But I am 18 and live In California, I was planning to use a FHA Loan but I don't have much credit history and work history in Arizona. But I do have a brother who is willing to co-sign with me if necessary.... but I will rather not have him included per say. I did also saw something's about a commercial loans which can also have a smaller down payment but will a higher interest and shorter term. There is also a hard money lender, which I have not researched munched about, I assume it's also a smaller term with higher interest. The pros I do see within these are that they don't necessarily require work history as they will see if the property checks out. Is there another loan or anything else I should consider/forgetting? Thank you!
