2 Mortgages at the same time?

Hello! First time posting!

I am looking at two duplexes on the same street. Both for sale by the same owner.

One is 165k and one is 155k. Can I get two mortgages at the same time or do I need to get one and wait and then get the other?

Can I include the rent as my income?
