First time buyer help please WA

Hello, help needed. Me and gf are planning to buy our house that would be our primary residence, she is in college , I do make about 60k a year and we have a 2 year old. We do have 100k in account but we are willing to put only 3.5% down and get an fha loan. She get about 39k a year from her insurance settlement. We both have 750+ credit

Last 2 year I made 45k each year

Last year I get into trucking current job for 11 months and going. What do you guys think how much we can qualify for and what are our options. Where can we start looking for lenders? Please help we have a lil baby and can’t waste money on renting. We are looking for a duplex or triplex so we can rent out other portions. Thanks thanks

First step would be to reach out to a lender & Realtor. On the lending side, the pre-qualification is usually quick and easy, and rather than guess what you might be pre-approved for it would be better to just start the process and find out. A good lender will send your pre-approval letter within 24 hours of you uploading the required income and debt documents.
