Car Lease ended June 1st, issue with income

My car lease ended June 1st. I’m not getting a new car because I work in Manhattan and when I first got the car 3 years ago I didn’t work in Manhattan. My broker is telling me the banks will still see it as if you’re getting a new car. See the exact message below.

“I cannot exclude the lease payment because the Investor assumes another car payment in its place.”

Is this true? If so what happens if I never need a car ever again.
