Transfer a free and clear rental property to spouse to refinance

Hi all, I was wondering if I have a free and clear rental under my name that's been rented for several years, is it possible for me to transfer the property to my spouse, and then have her refinance the house under her name? Or would it have to be "seasoned" for a couple of years before a loan officer will consider that as part of her income?
