seeking investor friendly bank in DC for small commercial loan

Hi there, 

Can any DC area folks give me some recommendations for an investor-friendly bank in DC that is currently approving commercial loans? I will be purchasing with an LLC, and my partners only want to work with a bank.

I need 75-80% LTV on a ~$1.1m 2-unit townhouse in Mt. Pleasant neighborhood that has multiple renters (group house situation).

Any referrals are appreciated, as are any tips for successfully securing a commercial investment property loan in the area at this time.
