How do you finance your rentals?

Hello!

   So I have my eye on a couple really good small multifamily rental properties and I had a question for all of you. What companies do you use to finance your rental deals? Do any of them offer 100% financing at all? Any suggestions would be amazing. Once I get financing underway I can start buying things up. There is a lot of rental property demand in my area with a lot of properties on the market.
