In need of a hard money lender in the Baltimore, MD

First time using a hard money lender to complete a small home renovation.

Funds needed for renovation; $20-30k.

Current property value $100k;

After Repair Val ranges from; $220-240k.

Renovation should take between 60-90 days.

Does anyone have any hard money lender recommendations ?

Any advice, things to lookout for, questions you should ask your lender before signing your life away on the dotted line ?

Lastly, with the knowledge obtained thus far, if you could restructure your first hard money deal how would you do so?
