203k contractors in massachusetts?

Hello everyone, 

I put an offer in on a duplex using a 203k loan program and was curious if anybody has referrals for contractors that are familiar with the 203k loan program.

 I have never used the 203k loan before but I don't see how there will be many contractors that are willing to start the renovations without being paid beforehand, especially with such a tight time frame to get the house "livable" within 15 days, as required for a 203k limited loan.

One last question: how flexible are the 203k terms? For example, with the 203k LIMITED loan, contractors are required to start work within 30 days of closing, property must be livable within 15 days of closing, work must not cease for more than 30 days, and work must be completed within 6 months of closing, etc.)
