Refinance without Spouse

My husband and I are in the process of closing on our first investment property (but it is only under my name). We want to refinance our primary residence at the same time (under both our names). However the lender has said we can only refinance if we remove my husband from the mortgage and keep both under me.

What would the effects of this have on my husband's credit score? on my score?

I thought this might be a good move so that our next property can be under just my husband (with all his income and no mortgage liabilities) and get a better deal/rate.

Not sure if it will make it really hard for me to get any sort of credit having two mortgages on my own. 

Any thoughts, advice?
