Hey @Roy Conney!

As a Mortgage Broker I can tell you from a conventional funding angle your best options starting out are both small banks/credit unions and mortgage brokers but for different reasons. The small bank/credit union you bank with may be able to get you some solid deals if you’ve banked with them for an extended period of time. A mortgage Broker will be able to find you a great deal while only pulling credit once, and will typically (not always) have significantly lower fees than a bank and will be able to offer more lender credit toward closing usually.
