Closing Loan

My escrow is closing in 3 days and my loan offer says that loan docs has been ordered and will be in escrow tomorrow .. which will only give me 1 days left. The seller is suppose to fix the electricty (which is not on they said there is a problem with the way it is classified or something with electric company i have been asking them for a week and the electricity is still not on) , there is a leak in the house. (small leak outside) which was not there before and they said it would be fix.. and also there gas company came by and left a message about something that needs to be fixed. i sent this info to them a week ago and they said they are working on it.. so far it is not done .. and the loan doc is already going to be in escrow on monday and my loan officer wants me to sign it... should i sign it? the electricity is not even on in the house? What should i do?

You should not sign anything until the seller completes all repairs- Once you sign the docs and close on the home then the seller has no reason to fix anything-since you would be the new owner. They either fix the issues or you move on and find another house.
