Home equity lenders on investment properties

Is anyone aware of lenders that will provide a home equity line of credit 90% ltv for a rental property. Any other creative ways to access the equity in my rental property. My objective is to take advantage of these high home values and be able to use the line of credit as a down payment in the event of a pull back in housing prices when I don’t yet have the 20% cash saved up that I would otherwise use.
