Trying to get a HELOC but denied because dad is on the title

Hey guys,

I applied for a HELOC through JP Morgan. I got a call today that they got the title from the county and my father is on it. When I bought the home in 2012 he cosigned for it. They said that according to Texas Homestead laws he must live in the home if he is in title. I did some research and it looks like I can do a quit claim deed to remove him from the title but looks like it can cause some issues with the mortgage. I do not want to refinance since it is an FHA loan at 3.25% with no PMI. Can you guys give me some direction or a recommendations?
