How does student loans effect your purchase of property

My wife has student loans, she is currently in school, I would like to purchase a 4 unit through FHA. My question is, if she is in school and their for not paying on her loan how would the lender or underwriter calculate that into my monthly income expenses or would we have to already be paying on the loan regardless of her being in school at this moment.
