Looking for financing that uses cross-collateral

Hello,

I am looking for any lenders that will do cross collateralization allowing me to leverage some of my free and clear property for a multi-unit that I am considering putting in an offer on.  It's a value add property, so I would probably be looking at a hard money lender.

I'm in the Atlanta area, credit is good. LTV 75> would be ideal.
