Need recommendations for non-owner occupied mortgages around FBNC

I have a good deal in the works. It fits my parameters. The deal needs conventional financing though. The property owner wants to sell it for the payoff for the current mortgage ($46k) plus $5k for him to walk away with at closing. Total sales price will be $51k while the FMV is $84k. I am looking for referral for a conventional lender; I am not asking for anyone here to finance it for me. I just want to know what kind of experience with local lenders around Fayetteville, NC you've guys have had with non-owner occupied mortgages. I've heard good things about Lumbee Guarantee on BP. I plan on contacting them tomorrow. Any other recommendations or leads? Thanks in advance.

Have you found a lender yet @Samuel Coronado? Nikki Torres at Movement Mortgage helped me out this spring when a few other local lenders turned me away. I needed a loan for 56k, so pretty close to your situation.
