No Rental History

Hi everyone, 

I am currently  in the process of trying to purchase my first rental property.  I have been in contact with WF bank and was told today I did not qualify for a loan because my rental history has been mostly cash and my credit score is in the 600 range. The loan agent there advised me to try a mortgage loan broker to see what they could do.  Not sure if I should take his advise or maybe rent for another year using checks? Would love some input ?
