Real Estate Finance Thesis Topic Help

Hello Everyone,

   I am new to this industry and recently has been accepted into a University to purse a Masters degree in Real Estate. I am trying to research and read around to get a topic/ ideas for thesis project. Something that interests me is Investments, Wealth Management, Asset Management but I am open to other topics. But somehow I am unable to make a connection or breakthrough to get a topic idea. At this moment, I am just trying to have a topic and a proposal in my hand so that I am not blind when I start the Program. I know it will change as I start to work under the guidance of some Professors. Is there anyone who can provide topic suggestions and what can be explored in it. I can read more about it to look at it further.  Paper of about 30 to 35 pages wording. Thank you.
