South jersey invester seeking 115k loan

I own a property out right and im trying to tare down existing structure and build a new house. I will be constructing home myself with my own crew. I also have my primary home that is valued at 360k and i owe 160k on it. I also have some cash put aside for emergency. Im seeking someone to finance the 115 k at a reasonable rate and i can provide adequate collateral. I cant go to bank because im self employed and try to write off as much income As possible. Any help would be appreciated.
