Small mortgage lenders

Having a bunch of trouble finding any lenders who have a minimum loan amount around $50-65k. $75k for first timer means like $25-30k out-of-pocket for DP and closing costs, which is a bit out of my comfort range right now. All advice/help is greatly appreciated. TIA

Find someone with more gas in the tank and get in the car with them to start. You wont find a lender who goes below 75k for DSCR. I was in the same position, hungry and motivated but no capital. The skin matters. You can team up with people who have the capital if you have the time and knowledge. Learn to branch out that way and build a success team from there. Anything less than 75K and youll be seeking all hard and private money lenders
