Subject to Sale & 2nd Mortgage for Seller

We are thinking of selling our home to my brother per Subject to. Will this prevent us from acquiring another mortgage as the seller? Or will this only limit us for one year from financing again? with the debt/ income ratio being paid by my brother? Are there red flags in the underwriting process that would prevent us from securing financing with subject to?
