Self Storage, Commercial Loan Assumable ?

Hello:

How can the new buyer on #Self #Storage assume a #Commercial #Loan? With the new Business Owner/Investor continues to pay the Mortgage with a service company so payments Principal and Interest go to the Bank as scheduled per the original Mortage

How can the new buyer do a wrap (#subject to) with the #first #lien for the underlying mortgage where as the Seller equity is in the second position?

Investors in the Residential space are known to assume Loans and use creative ways to do a warp with the underlying mortgage when the seller has equity.
