Thoughts on Triple NNN properties

I'm very interested in triple net properties, I don't really know where to start. How does someone get financing for a triple net deal and do I need a lot of money down for a deal like this?

Commercial real estate is so fragmented, so my deals come from everywhere, but i do focus locally. The brokers love me because I don't have a buyer broker representing me. Nothing is bought before market in NNN, but the big investors don't usually touch the small mom and pop stuff. I would work with listing brokers in your community and tell them your criteria and just stay in touch with them, so when a deal does pop up your the first to know about it.
