FHA One-time Construction Loan Lender in Dallas, Texas

I currently have a property that is on a FHA loan that I have had for 3 years and now servicing as an airbnb that has ~140K in equity. There is now a new plot of land that is available right next door. I am hoping use the cash out equity as a down payment for an FHA onetime construction loan to build a duplex (live on one side and airbnb the other).

Looking for a FHA one-time construction loan lender that can service in Dallas, Texas and any advice/guidance.
