Lenders who will consider potential rental income?

Hello, I'm a rookie trying to make my first deal. We're under contract on a duplex with the plan to move into half of the duplex and STR the other half while LTR our current home. I'm starting to get nervous about finding funding after talking to one lender because we have big equity in our current home but not a huge pile of cash on hand considering this is a high cost of living area. Are there any lenders out there who will assess the loan with the potential for income generation from the two properties?
