Do any lenders that loan on motels allow seller carried seconds ?

Hi I am looking at making an offer on a motel. Are there any lenders that allow seller carried second mortgages for the down payment anymore? Could come up with some part of a down payment but will also need some to help keep it going after acquiring it.
