How do I leverage Equity without blowing my DTI

I'm looking for ideas or suggestions of how I can use existing equity to purchase a rental with a fanny/Freddy.  I want to leverage what I currently have in equity but start hitting roadblocks with my Debt to income ratio. I'm sure someone has a workaround or can at least point me in the right direction.

Hi @Matt Yates

If it's an option for you, you can do a cash-out refinance to a commercial product where the new loan is not reported to any credit bureaus and it doesn't affect your DTI.
