Buying my grandmothers home/ pulling out equity

Hey! So my grandmother wants to sell her home to me for 100k. I want to know what steps I’m suppose to take into getting the title in my name and being able to pull the equity out of the property (450k value.) to actually pay her the 100k if that works then fixing up the property and renting it out? 


And when pulling equity out if I have debt about 20k with a credit card would that be a bad idea or will they use my grandmothers home against me?
