New to Investing - LLC Refi Loan Assistance

Long time lurker, first time poster, so bear with me please  

3 of us currently have 3 SFR's paid all cash for under a llc. We are looking to refi and brrrr. I am reading dscr would be the best option? Is this accurate?

My second question is, I am going to be purchasing a new home in the next 6 months. Would backing a dscr loan affect my ability to be approved for a new mortgage or affect my rate? Having a child so we NEED to move.
