Lien property question

Hey everyone! I'm new to the forum and I'm looking to gain more knowledge in investment properties.

I have a question about a rental property a friend is trying to give me. The property does not have any taxes owed on it, but there is a hospital bill against it. I don't want to put the house in my name because I don't want the hospital bill to come with it. The hospital bill is more money than the house is worth.

Is there any way to remove this hospital lien from this property?
